Pricing = Occupancy

We use sophisticated pricing software that is manually tweaked daily to keep your place in the 90% occupancy sweet spot. Over and underpricing is why listings don’t perform and it’s a delicate balancing act.

Being a Superhost is critical to performance and means we are trusted on the platform. It’s one of the first things a guest will see when they click on the listing.

When we link our account to yours to cohost you will automatically get the benefits. Having access to your own host account enables you to have full visibility of performance data, calendar to reserve dates for yourself, messaging etc. We have nothing to hide from our clients.

Licensed & Certified.

We operate out of our fully licensed brokerage which is necessary for any rental that is longer than 30 days, including those hosted on Airbnb, VRBO, etc.

Our broker has also been certified with the Californian Association of Realtors with a Property Management Masters.

Our Services.

  • Consultation.

    Please feel free to call or email me to discuss whether vacation / 30+ day rentals will work for you. I am more than happy to inform you of current regulations, what the permitting process looks like and how to navigate it.

    From there I can give you a general idea on your potential gross rents, our commission and what it will take to get your property set up.

  • Prepare.

    Next we will help put your property together, whether it’s turn key or needs complete furnishing we can either advise or take over set up to get it rent ready.

    Our service includes consumable products such as toilet paper, paper towels, soaps, detergents, etc. to simplify billing.

  • Photography.

    Photography is the most important aspect of your listing, we take pride in our pictures and will continually update them to make sure it is represented in the best possible light

    We can also take a walk through video which we have found to be a real confidence boost for guests on the fence.

  • List.

    We set up your own Airbnb account or make a generic account for you to access, then add ourselves as cohost. This gives you visibility and access to performance data.

    From here we put it all together to get the listing active and ready to take bookings.

  • House Manual.

    We spend a lot of time on our house manuals, they’re a very important resource to guests as it gets them acclimatized to the property quickly and helps them make the most of their stay. We make them fun and easy to look through including property details and an array of local attractions, bars, and restaurants.

  • Guest Handling.

    We take care of the guest’s stay from inquiry to check out. We are careful to screen guests to ensure your property is taken care of.

    We believe in building guest rapport with a phone call before and/or after check in, it tends to improve reviews and respect for the house.

Our Pricing.

Pricing varies between 14 and 20% depending on the nightly rate we expect from your property. We only offer full management.

Consultation, set-up and photographs are all included.

Junk Fees.

We include most small repairs and consumable products required by guests during their stay. This includes paper products, soaps, detergents, cleaning supplies, and basic cooking ingredients.

This simplifies billing and cuts down on overheads incurred by owners keeping more in your pocket.

Less is More.

This isn’t a numbers game for us and our aim is quality / quantity. Most of our clients have been loyal for years because we deliver consistent results. We are happy to provide referrals so you can hear for yourself!

As a fully licensed brokerage we are able to lease your property for over 30 days as well as short term which comes with the following advantages:

  • Better low season performance

The combination of longer term stability and the dramatic financial upside of short term renting makes this hybrid a best of both worlds for some clients and situations; such as off season. We configure our strategy to secure long term bookings in advance, once booked we fill vacancy with short term stays. An added benefit is that we can make due with the easy-to-get 120 day permit from LA City.

  • Cleaning.

    Our cleaning teams are punctual and detail orientated. They also understand the importance of proper sanitation in today's world.

    We also provide basic cleaning supplies for guest use at no extra cost.

  • Maintenance.

    We have built a network of trusted contractors over the course of nearly a decade. We can take care of any issue at the drop of a hat and we have!

    A lot of common issues are taken care of by our team at no extra charge, other companies tend to send out a handyman with a steep minimum. We are homeowners as well and like to be hands on.

  • Upkeep.

    Landscaping, hot tub/pool, painting or even deferred maintenance are things we can take care of.

    We inspect between every guest visit and strive to keep your property at the highest standard without eating away at the bottom line.
